L.S. Brinker was proud to be part of such a monumental project for the city of Detroit. We provided early, prepurchase cost estimating and planning for the client on this project. Retained as construction manager, the team provided comprehensive preconstruction services, phased procurement, cost control, quality control and construction services.
Having been abandoned for 30 years, the 110-year-old Station was seriously deteriorated due to unprotected exposure to the elements. Its monumental and signature architectural Guastavino tile domes were packed with ice and only a few years from collapse. Ford’s massive investment not only saved the landmark, the vision of a campus with a profound new vision will allow the Station to stand as a community and workplace edifice once again.
L.S. Brinker teamed with Michigan Central ownership and design teams to develop phased design and construction packages which minimized schedule duration, reduced risk by reducing unknowns as early as possible, and fit scope of work to available experienced and skilled union resources. Working with an overall budget, scope was reconciled constantly to ensure overall budget compliance and comprehensive meetings with ownership and the design team to assure understanding of the financial status at all times. All of these proactive team-based actions allowed a very high risk project to complete its core and shell work within 3% of the original estimate which was developed with limited information but utilizing the design and construction team’s over 30 years of similar construction experience. With the COVID pandemic impact of two years during the middle of the project, this was a major success.
With core and shell spaces completed, Michigan Central is quickly moving into tenant space development, public space activation, hotel partnerships, site development, and layers of visioning, planning, budgeting and implementation. Michigan Central Station’s interior spaces were opened to the public on June 6, 2024, revealing a wealth of historic architectural features that had been completely restored by the best skilled trades in the country.
